There are many people who delay replacing their roof because they’re concerned about the cost and some don’t bother to get a quote because they believe it will be too expensive. The truth of the matter is it might not be as bad as you think. There are a few different factors that will determine the total cost of replacing your roof. First, the size of your roof. Professional roofers usually charge by what they call a square which is 100 square feet, or a 10×10 section of roof. a 2,500 square foot roof would be 25 squares. Contractors charge between $2.50 all the way up to $7 per square, depending on the part of the country that you’re in. Generally, Southern states offer the lowest rates with the North, East and West coast areas charging higher rates.

The type of materials affect the price

Asphalt shingles are the easiest to replace and some jobs can go for as low as just $4,000 as the materials are cheaper to buy and they’re easier to install on a simple roof. Slate material is an even less expensive option.

How roofers estimate the cost

You can call a reputable roofing company to get a quote on the total cost of replacing your roof. The things they take into consideration are the complexity of your roof which includes the architectural design, the pitch and the slope. The more complicated designs require more work, more materials and a greater amount of labor to complete. This greatly affects the cost. If your roof has a steep pitch and is more difficult to access then it will cost more to replace.

The price of removal, materials and labor

Roofing materials cost between $1.20 and $4 per square foot when you’re having it professionally done and the roof is covered with asphalt shingles. This includes removing the old shingles and replacing them. If the workers can back the truck close to the house and don’t have to carry materials it’s going to cost less. The cost of removing heavier wood shingles goes up fairly dramatically to between $6.37 and $8.77 per square foot because the old shingles are heavier and require more intensive labor and time.

Metal roofs

A metal roof averages around $1,800 per 100 square feet for new installation. The cost can become very expensive when compared to asphalt shingles. There are pros and cons associated with metal roofs and although they’re more expensive, when installed correctly, they can last for up to 50 years or more, compared to an average of 30 years for the asphalt type. Slate and tile also have an estimated lifespan of 50 years. These are all considerations to make when choosing the type of roofing material to use.

How to choose a good roofing company

Before you decide which contractor to use for your roof replacement, it’s wise to compare prices. You don’t necessarily need to pay a fortune to be pleased with the results. Going with the cheapest price quote may not be the best idea either though. Sometimes new companies offer low prices to establish their presence in the community and if they’re so new that they lack the proper experience and tools, you may not get the most bang for your buck and the results could be less than satisfactory. Always read the reviews for the roofers that you’re considering hiring. If they’ve been around a while, are established and have a good reputation, there should be online reviews that offer feedback on their performance from previous customers. Find out what others have to say about their pricing and the quality of their work first.
