Create Striking Titles

It all starts with the title that you write for your listing. It is the very first thing that a potential new guest will see when they are scrolling through all the countless other listings.  Airbnb only allows 50 characters, so you will need to ensure that every character counts if you want to stand out from the all the other listings.

You might be tempted to use superlatives like “best” and “top”, though try to avoid using these types of words (unless you obviously can prove that you are indeed the best). These types of adjectives will discourage a potential guest from making an Airbnb booking as it will make it sound as if your property lacks individuality. Plus, guests are able to tell when you promise more than what you are able to give.

Include As Many Details About Your Property

Once you have created a striking title, it does not end there. The quality of your listing will determine your search ranking. So, be sure to use as many words as possible to describe all the amenities that your property boasts.

Create A Video And Post It On YouTube

To increase your number of Airbnb bookings, you need to drive more potential guests to your listing. One way to achieve this is by creating a short video that you can upload on to YouTube. It only has to be a minute or two long and should not reveal everything about your property as you still want people to click on the link that will take them to your Airbnblisting. So, end your video with a call to action to click on the link in the description of this  video and you are well on your way to boosting your Airbnb bookings.

Place Your Best Reviews With Your Photos 

Unfortunately all your great Airbnb reviews that you have worked so hard to get are placed at the bottom of your Airbnb listing. Though, potential guests in fact spend most of their time looking at all your lovely photos. So, why not include your best reviews here to ensure that your guests will find out just how much others have loved your property?

All you have to do is simply identify your top reviews (ideally reviews that praise specific features of your property) and include these reviews as captions of your photos. For example, when a guest was completely blown away by the spectacular view, include this as a caption of a photo that captures the beautiful surroundings. Also, be sure to place the caption in quotation marks and include the reviewer’s name and number of stars that he she has given.

Respond To Your Reviews Publicly

 Many Airbnb hosts do not know that they can also as a matter of fact post a public reply to the review that a guest has left. It is oh-so easy to do and will really impress any potential guest who is thinking about making an Airbnb booking. Plus, when a guest leaves a bad review after they made an Airbnb booking it gives you the chance to share your side of the story politely. This will show potential guests that you do care about every single Airbnb booking.

Use Instant Book

If you are a brand new host, it is key that you turn on the Instant Book feature. Basically, what this useful feature does is that it enables a guest to make an Airbnb booking right then and there. You can still rest assured as Airbnb allows you to cancel three Airbnb bookings per year without having to pay a penalty. It is especially great for boosting your Airbnb bookings during the low season.

Make Random Single Nights Available

At times you unfortunately will get that odd night that is available between two bookings. When you have set your minimum nightly stay to be longer than one day, a guest will not be able to book such a random night.  So, what to do in such a situation?
